What are they building in those 2 places? This isnt a stadium thread. I have just always wondered what those plans were.

link below from last year.. I read these and I see the same non descript answers of "start up tech" companies with green space and the obligatory "upscale condo living." If I was more cynical, I'd think they are having a hard time finding investors. would love to see RIDC crap or get off the pot here though, that is great real estate..

such a great opportunity for the city to really revitalize and make a eye soar into a beautiful area.. really hope we don't screw it up..

Old CHP site was recently converted to green space with enhancements to the Falk Clinic valet area and a new covered walkway to replace the indoor corridors from Presby to Fifth Ave that were lost by the demolition. A "smart" PAT bus stop structure was also rumored at the base of the hill, but not sure if still in the plans.

RIDC is no longer the managing partner in this project. They are developing the large building - called Mill 19 - that is still standing on the site. The main road through the site is expected to be complete in a few months, and other infrastructure is also in progress. Uber has a temporary test track on the portion of the site that is planned for housing - their commitment is for 5 years, I believe.
 
Give the land to Pitt and you'd see great things built there in 20 years as opposed to another tech park. We need that space badly. Sure, the city wants taxable occupants but does it really matter when all you put there is low-density garbage? I also find it hard to believe that people who can afford high-end condos are rushing to live in Hazelwood.

Also, I thought I heard somewhere that UPMC was holding the old CHP site as green space until they are ready to build something big there (potentially a rebuild of Presby).
 
Childrens Hospital still owns that lot.

I'm sure they could get something in return from UPMC (or just a ton of $$$) for the lot. Childrens has no use for it anymore. I could see a new building for Presby going there someday or a new HQ building for UPMC if/when the rents at USX get too high.
 
CHP has quite a bit of independence and autonomy within the umbrella of UPMC.


They sure do. But any plot of land (or any other item, from the building they use to a Spiderman band aid for one of the kids) they own is owned by UPMC. UPMC doesn't need to pay Children's for a plot of land, because UPMC already owns the land.
 
While I think living in an upscale condo next to football stadium sounds great, I am sure my wife would not.
You don't want to live in condo's bordering a golf course or sports stadium.
Drunk golfers walking on your property looking for their golf ball and while they're there why not take a pee. Or golfers on the course swearing up a storm as they hit bad shot after bad shot! And it gets worse if your wife or daughter sunbathes on your deck and or patio 100 ft from these guys. I've witnessed all of these things on golf courses with homes or condos adjacent to the course. I always say why would anyone want to live there!

reminds me of the time me and a few college buddies played a round at WISP in deep creek. buddy drives one and lands on a family's back deck. of course he goes up there with a club, trying to play damn ball off their patio furniture instead of just dropping a new one...

Living on a golf course would absolutely without a doubt SUCK.. Don't for the life of me understand why someone would do that. they are all rich people too, you'd think rich people would be smarter than that. I seriously cant think of one positive, ever, of living on a golf course. i mean maybe there are about 5 minutes of entertainment, beer in hand, watching approach shots but how quickly does that get old?

I'd never live on a golf course. You're right...too many drunks and very little entertainment.

well considering we snuck about 2 cases of beer on a golf course, played about 20 mulligans and bumping up our ball to fix our lie is pretty much a given, we weren't exactly playing too strictly by the books..

Don't live on or near a public course. A private club is a whole different ball game and almost entirely a different price point.

meh, you don't get the riff raff that a public course attracts but you still have zero lack of privacy.. whether it's joe schmo wearing jean shorts golfing or some old guy with gay pants, it's still in your backyard.. so you don't have mr. blue collar taking a leak, you still have some old buzzard hacking the ball 40' from you while you and your family are tying to grill out and enjoy a nice summer evening by yourselves..

I buy a nice house with a deck, I want peace and quiet, not people golfing. just doesn't make sense. maybe you get a big discount, a nice house on a course vs. on a private lot overlooking the woods with peace and quiet, I guess it depends on how much money you actually save..

The nice private courses aren't really built with that as a concern, in my experience. Especially not the really nice lots.

im not sure what you mean.. i'll be the first to tell you, I haven't spent much time on a truly nice, private, upscale course. do you mean that real nice private clubs don't have homes that close to the course? Where their backyard is overlooking the course? If so, then ok.

They usually aren't open to the course so much that players are that close to the home or ball flight is usually a big problem, if any. Plus, they would almost all have significant tree coverage to maintain privacy. Not to mention the players are, generally, much better players with much better etiquette.

I think my issue is, if it's my yard, I don't want a lot of people in it. if there is a small stretch of yard then a course, well that "yard" is marginalized. I don't want people in my back yard, I'd live some privacy. that's the point. I mean, what is the positives of living on a course? you will never, NEVER, have a quite, private, backyard. that's what I don't get. I don't care how great the golfer's etiquette is, they are still there.. People are spending high 6 figure and 7 figure dollars on a house that has a yard where people will be walking thru it or by it from 6am - 6pm during spring, summer and fall.

But that isn't the case. There are lots of homes in a nice private country club community and most directly on the course with privacy. The nice communities don't have small lots with just strip backyards, unless someone builds a monstrous deck and/or pool that backs right up to it. It is all a matter of cost. The positives of living on a course? Being right near a golf course where you can play as you like and walk or ride a cart to pools, tennis courts, clubhouses, etc. is pretty nice, if you like those sort of things and the social aspects.

Honestly some of the most private (non-country) lots I have seen are in private country club communities. Now, those ones aren't usually ON the course, but they are across the street or just down the road. And you still get everything else that goes with being in that community, plus as much privacy as you want.

One of our homes growing up was right next to the teaching tee and backed up to the practice range. But it was surrounded by trees on a 1.5 acre lot and you'd have no idea either was there unless you cut the trees down (which one of the next owners did...). A guy would have to shank 250+ yards to his right to even get a ball into the property or drive it 600 yards on the range to come to the edge of the property. Unbuildable lot to the other side and unbuildable lot across the street.
