Those big glass greenhouse rooms are polarizing--either they cinch the sale because the wife loves it, or it is a wasted space (my opinion and yours).

have to be hotter than the blazes of hell when the sun is up.. you aren't sitting in there if the sun is hitting it, that's for sure. Im all for giving the wife her space to keep her the hell away from you and the buddies in the basement, maybe that's what this clown was thinking..

if so, well good move.. that bar in the basement is ridiculous. not feeling the two separate rooms though, one for pool, one for ping pong, separated by a big wall. not sure if he has high school kids but if so, that would be a hell of a house to throw a party in..

Agree on the greenhouse. It's a very nice neighborhood but the lots are pretty crummy IMHO. Great basement.
 
Bought it a year and a half ago for $730k. Selling it for $830k. Not bad.
 
Not that big of the house. It's got a lot of room, but not a fan of all that wood. The yard is a piece of shit. I would expect a MUCH larger flat yard to ve able to go in the back and have people over etc.

The house imo is more of a 550-650 house, not a 850 house. I've seen nicer for less in Hampton.

It won't sell for list...my guess is that he ends up getting mid-700s and takes a loss after his upgrades and paying the Realtor fees. The taxes are pretty low on it, I was shocked Allegheny County did not adjust his assessment after he bought it in 2015.

That neighborhood is pretty pricey so......I would be surprised if it dropped much below $780-790K. There are a lot of pockets up here where the taxes are not really equal to the actual value vs. assessment. Meaning a lot of under assessed properties.
 
Nice house. I know the neighborhood and I doubt he takes a loss, and if he does I'm sure his new employer is on the hook for any loss.

Well our area has been lucky I guess. At least $100K under assessed.

We've been here since 1990. Taxes hardly moved for 24 years. The guy 2 doors away paid more 10 years ago than his current assessment. Allegheny County never gets it right. His house is a bit bigger than mine...beautiful addition done 20 years ago. He's paying $1500 less than us. Good for him, even though I'm getting screwed.
 
1. The flooring throughout the house is hideous. I hate multiple styles of flooring. There no continuous design throughout the house. It looks like they just chose what ever was on clearance at lumber liquidator. The worse is the basement carpet. The pool table should be the focal point of the room but it clashes with the carpet.

2. The fixtures and appliances need replaced. It makes the house scream 90s. The entire house feels dated.

3. Needs staged. The house looks like either the owner moved from the trailer park and had no clue how to decorate or they were so house poor they couldn't afford to decorate it.

4. I despise basement garages if it the primary garage. Who wants to have to carry everything up a fligh of steps when you get home. This is not LA or NYC where there no room. It just screams cheap.
 
By the way, Steve P's house just went up for sale.
