OT: Home Buying Advice

Just curious, do you have kids? Since without kids, I don't really see the need for a huge backyard. What do you do with yours? Sit on the deck and look at it?

Pools are awesome for the heat stretch we had last week, but I can see your point especially in the Northeast where the backyard pool season is only 3 months.
Our kids are grown and we have 1.3 acres of level, wooded property. It can be a PITA and you definitely need cash on hand for unexpected tree emergencies, but we love the privacy. We're on our deck at least 7 months a year and oftentimes Mr. Pitt-girl will have a cigar out there the other 4 months too.
 
Well we got our offer in earlier today and asked for Sellers Assistance. Supposedly gonna know where we stand Monday and promised each other not to look or think about one house tonight and tomorrow. Honestly was a pretty stressful process so far but finally slowing down.

We bought at the end of 2018 and it looks like there are a lot fewer homes available now just poking around on Redfin. Even then we ended up paying a little over asking and offering a lot of earnest money.

Nice, love how the board comes together to give some serious sage advice to the young fellows/first time buyers. Wish I had some of these before i got my house 20 years ago, mine's almost paid off. Was lucky to go from 30Yr mortgage and refinance to a 15 when the rates got low. Yes avoid the PMI if you can.
